Naples First Floor



So pictured is the "new" first floor of the Naples floor plan. It is not the same as the model in our area. The refrigerator in the model is located on the same wall as the oven, but as you can see from the plan that is not the case now. We are a little disappointed with the new layout. We were told that previous owners complained about not having enough counter space so Ryan Homes reconfigured the kitchen layout and added more space. I think the new layout makes the kitchen feel small and tight. We did get the optional morning room and the gourmet island so hopefully, that will open up the area some. In the mean time, we'll try not to be too disappointed.

We did not get a fire place since we knew we would not use it (would have ended up being an expensive stocking holder used once a year).

  1. We're getting a Naples also and close in late April. We were also informed of the new layout in the kitchen with the same concerns. Not to mention we also went with the upgraded island, morning room, and opt'd out of the fireplace as well. Nevertheless, they also informed us of the new layout of the wall that leads to the basement by the dining room will change.

    The previous layout has a door to the basement, it's no longer a door. The walls are reduced and more open. If you opt'd for the upgraded railing instead of a half wall, you would get that in that area as well. You might want to mention that to your SR or PM since it's fairly new and if you're interested. The builders completely missed it the first time and was corrected before they put up the drywall.

    But congrats to you, it's exciting!

  2. Thanks for commenting! We didn't get a basement home, we would have had to build somewhere else and it would have been too expensive.

    Please let me know how the kitchen feels. I keep picturing the model in my head but I know thats not the case.

    Did you create a blog? I have to do better with the updates.

    1. We considered making a blog but I had a feeling that we wouldn't keep up on it. Not to mention, by the time we get off work to take pictures, it's practically dark out...at least on the past few months.

      I can post pics of the kitchen once it's complete. I'm hoping as well that it would still feel open. Another concern is when having bar stools at that area of the island or just having guest hang out on that side of the island, opening the fridge would be a nuisance.

      The initial process goes fast. Next thing you know, you've picked out the colors, flooring, siding, etc. In my opinion, I felt rushed and couldn't establish a definite decision on the options and pricing, or if we were even informed of all the options.

      We opt'd out the fireplace for the same reasons as you. Plus, I heard it's difficult to arrange furniture if you have one. If it's not included in your package or it's within your budget, I would recommend getting the railing/baluster for the loft area instead of the half wall. It really opens up the second floor.

    2. I completely understand about the blog, you can see how far we have gotten...

      I feel the same way about the fridge. The model had chairs at the end of the bar and I was thinking about doing that too. I saw some bar stools at Target that I was thinking of getting for the bar thats connected to the morning room.

      I felt that same way about options. After leaving Rite Rug, I kept asking myself if we had made the right decisions, can't change them now. We did upgrade the carpet and carpet padding and we have wood in some areas. I think we should have asked for more in the contract.

      We opted for the railing/baluster for the loft instead of the half wall. Our SR allowed to look at a Naples being built and we saw the half wall. Right when I saw that, I asked the SR about it and so we had to upgrade (as usual).

      Did you get the extra windows in the morning room? We debated on that but I like the windows even though, now we can't really put anything against a wall in there.

  3. We we're granted two-extra windows with our package and thought about putting them in the morning room as well. It's weird that you're practically getting the same thoughts about almost everything we were concerned about and not being able to put anything on that side if windows were there. We figure if we did want the windows on the side of the morning room, we can still place a sofa table/buffet/sideboard, just not a china cabinet or anything taller.

    Nevertheless, we were concerned that it may heat up too much in the summer if we had too many windows in the morning room and thought we can use more natural lighting in the family and dining room instead. On the other hand, we thought since there's no windows on that side of the kitchen, putting the additional windows on that side of the morning room will help us get more outside views on that side of the house. Without it, the only view on that side would be from the dining room window.

    We later realize that there wasn't a side view of the outside on the other side, the garage side of the house. We ended up getting the one extra window in the family room to get a view of that side of the outside, and one extra window in the dining room. Each location can bring more natural light to those two rooms.


    We also just found out our elevation "E" gave us two additional windows, one on the side of each front bedrooms of the 2nd floor. Basically, that larger bedroom in the front will have 4 windows total. Hope the sunlight doesn't heat up that bedroom too much.
